Get in the Polo Game at 505 Ranch on Cedar Creek Lake

The sport of kings has come to Mabank, Texas. Dallas businessman Phin Stubbs, an avid polo player who owns property at the 505 Ranch on Cedar Creek Lake in Mabank with his wife, Mersina, was given a green light last year to build state-of-the art polo facilities on 75 acres of the private enclave’s 400 acres of communal-use land. The new center — which has a fully tricked-out polo barn, regulation indoor arena and 10-acre regulation outdoor field — opened for residents’ private use in April. The addition expands the ranch’s existing equestrian facilities, which already offered horse boarding and Western and English riding lessons. A seasoned horse trainer and polo player from Argentina was hired to help run the new polo center and provide lessons to other 505 Ranch residents, says Stubbs, who is on the board of the Dallas Polo Association and maintains a string of 20 polo ponies there. So far, Stubbs has hosted a handful of friendly, invitation-only matches in between recent heavy rains, including collegiate polo teams from SMU, Texas Tech and Texas A&M University. The location southeast of Dallas couldn’t have been better for polo. “As you head east, the land gets more sandy, and it’s soft, good turf to run horses on,” he says. A straight shot from downtown via I75, the drive usually takes Stubbs 45 minutes. “Once you hit Central Expressway, you’re gone. There’s not a single stoplight and virtually no through traffic for big trucks. If I have a game at noon, I leave by 10. I know I’ll be there in plenty of time. It’s a nice, easy, smooth arrival.”

You don’t have to be of royal lineage to play polo. Simply owning a lot on the 505 Ranch can provide entrée into this most blue blooded of clubs. The six-year-old resort, lush with pristine woods, wild animals and birds, is about 60 to 70 percent sold, says developer Reiner Brasch with Eastern Partners, which created the exclusive community. Available lots range from 1 to 3.8 acres and fetch between $295,000 to $1.3 million for a lot with a custom home. “Many people are buying multiple lots to have more land,” Brasch says, “so there’s not as many homes in the area, which creates a lot of privacy and serenity you don’t see at most developments. Also, every lot is on the lake, so there’s a sense of retreat.”

If polo isn’t your game, 505 Ranch has slew of other sporting amenities such as a skeet and trap range, stocked fishing ponds, campground with teepees, ATV course, hiking and riding trails and an outfitter’s post with equipment and gear. Relax and commune at the clubhouse with guest houses and infinity-edge pool. With all the recent rains, you’ll want to hit the lake.
