Even before Robert Elliott Custom Homes and SHM Architects broke ground on The Mondara condominium development in 2015, David Mitchell snatched up the listing at 4502 Abbott Street #312. This corner unit, with its stunning views of Highland Park and the complex’s private courtyards, held a sentimental connection: It was the exact location of his first home in Dallas.
Now, the elegant third-story flat is one of two listed for resale in the sold-out, 35-unit luxury home community. Its asking price? $1.79 million in a coveted part of town where it’s hard to find anything close to this new.
In addition to the builder’s large architectural windows and doors, vaulted ceilings, Sub-Zero and Wolf stainless steel appliances, gas fireplace and a large master suite with a walk-in closet, the homeowner outfitted the unit with upgraded tile, contemporary kitchen cabinets, quartz countertops with waterfall edges, a built-in Miele Coffee Machine and blackout shades in the master bedroom.
With Control 4 Smart Home Automation and an on-site concierge service, the lock-and-leave setup is an empty nester’s dream.
“The Mondara offers true lifestyle living,” said Ty Vaughn, the listing agent for 4502 Abbott #312. “It’s within walking distance of the Katy Trail and all of the great retail and restaurants along Knox, and has all of the amenities of an upscale hotel.”
Just one floor down, 4502 Abbott Street #213 ($995,000 listing price) is the only one-bedroom condo for sale in the Mondara community. The unit features an office that can be converted into a second bedroom, an open-concept kitchen with high-end appliances, a built-in gas grill on the private terrace, electric shades throughout, a sound system and more.
Each unit has two assigned parking spaces in the secured underground garage. Other amenities include a business center; landscaped courtyards with putting greens, gardens, fountains and outdoor living spaces; and an on-site guest suite that can be rented for visitors through the development’s homeowners association.
As an investment, the property can’t be beat: Transitional design, high-end finishes and solid, efficient construction, located in the midst of the highly walkable Knox-Henderson neighborhood and zoned to one of the region’s most sought-after school districts (Highland Park ISD).
Mondara offers the luxury of homeownership without the maintenance of an expansive yard or the expense of property taxes.
Finding a condominium that’s built and feels like a single-family home in Highland Park is almost unheard of. That’s what Robert Elliott and architecture firm Stocker, Hoesterey and Montenegro managed to pull off with Mondara. That is part of its difference.
Of course, it never hurts to have plenty of green space, courtyards with fountains that could make some upscale shopping centers jealous and even a putting green right outside either.
The Mondara lifestyle is a different one that you often find in many parts of North Texas. It’s easily becomes a walkable lifestyle if you wish with top restaurants and hotspots a short stroll away. Looking for a different type of escape? There is also easy access to the Katy Trail.
Sometimes location, location, location equals fun, fun, fun.
You could say this is the life. Which is probably why so few Mondara units typically become available. Not everyone gets to live like this.
