An hour north of Los Cabos’s glitz, Todos Santos has grown as of late, but at its own unhurried pace, less a rival to the region’s biggest resort corridor than a quieter, more soulful counterpart. Now those who feel connected to the Todos Santos vibe have a new, compelling opportunity to buy in.

Paradero Todos Santos, Mexico’s premier wellness-focused design-hotel community, has announced Paradero Homes, a collection of 26 branded residences. It was previously lauded as the “Amangiri of Mexico” (before Aman debuted its own Mexico outpost, Amanvari) for its similar and very alluring brutalist architecture set within pristine desert land. Paradero has built a reputation on restraint, and the new homes continue that story of sleek minimalism.

As architect Gabriela Carrillo puts it, “At Paradero, we wanted to simplify, frame views, embrace silence, and allow the landscape to become the main protagonist. Rather than imposing a form onto the territory, we sought for the architecture to emerge from it.”
That restraint says as much about Todos Santos as it does about the project itself.

While Los Cabos has spent recent years absorbing heavyweight arrivals of residential offerings by big brands and sprawling master-planned corridors, Todos Santos has stayed stubbornly small. Paradero Homes, capped at 26 residences across just 20 of the resort’s 60 acres, is playing a different game entirely — less inventory, less density, and a chance to join a more under-the-radar side of Baja.

Carrillo’s architecture reinforces the ethos of Paradero Homes. The Dorfman Prize winner has built homes that read more like extensions of the land than objects placed on top of it. All concrete, wood, and volcanic stone, framing views rather than competing with them. That approach takes shape across four- to six-bedroom layouts, starting at 5,444 square feet, each with a private infinity pool, a semi-underground garage, a zen garden, and interiors by Esterlina Campuzano, the designer behind the award-winning Four Seasons Tamarindo.

But what actually sets Paradero apart from the branded-residence pack isn’t the design pedigree. It’s the dirt. Paradero has been practicing no-till farming since 2021, and Paradero Homes’ owners inherit that relationship with the land as a working system: ten acres of community farmland, a private garden managed by the Paradero team at each home, and access to milpa, the ancestral method of interplanting corn, beans, and squash so they support one another agriculturally.

Paradero is not only selling access to the lauded hotel amenities, the nearby beach, wellness facilities and more, but selling access to a harvest calendar… and a community. It’s a different reason to buy a luxury vacation home, but one that fits a region newly protected as a UNESCO Biosphere Reserve, where humpbacks pass offshore each winter, and uncrowded beaches boast some of Baja’s best surf breaks.

Prices for Paradero Homes start at $2.6 million, and owners have the option to place their home into Paradero’s rental inventory alongside the resort’s 42 suites and 24 forthcoming Villas. The first home, a four-bedroom, has already been delivered and is taking rental bookings, which means you can test-drive this particular philosophy before buying into it. In a region where so many new arrivals are chasing the same five-star script, Paradero isn’t trying to out-luxury its neighbors. It’s offering more permanent access to the coveted, still under-the-radar Todos Santos cool – a real luxury amenity these days.
